A land severance (officially called a consent under the Planning Act) is the authorized subdivision of a
piece of land to form a new lot or parcel. A consent may also be required for adjustments to existing
properties through right-of-ways, long-term leases, easements, or lot additions.
The application fee must be paid at the time of submission.
Inquiries and Applications
The Planning Department assists current and prospective property owners, realtors, architects, designers, consultants, and agents with planning-related questions in the Municipality of West Grey. All planning applications are preceded by a pre-consultation with Planning staff.
Before submitting an application, a pre-consultation is required. Please begin by emailing your proposal to the Planning Department. Application forms are issued by staff following pre-consultation and are not available for direct download.
How the process works
1. Email your inquiry and proposal
Send an email to the Planning Department describing your property and what you are proposing. There is no fee for an inquiry, and no form is required at this stage.
- Your name and contact information
- Property address and roll number (if known)
- A brief description of your proposal
- Any relevant supporting materials (sketches, surveys, site plans)
2. Pre-consultation with Planning staff
After reviewing your inquiry, Planning staff will contact you to arrange a pre-consultation — either informal (by phone or email) or formal (in-person or virtual meeting), depending on the complexity of the proposal.
Pre-consultation helps identify applicable policies and zoning requirements, determine the appropriate application type, outline required supporting materials and studies, and clarify timelines and the review process. If a matter is simple, staff may respond directly by email without a formal meeting.
Following pre-consultation, Planning staff will email you the appropriate application form along with a customized checklist of required supporting documents for your specific proposal.
Application types
The following are the planning application types available in West Grey. Staff will determine which type applies to your proposal during pre-consultation.
If your project requires a minor change from the requirements of the Zoning By-law but still follows the general intent and purpose of the by-law and Official Plan, a minor variance application may be
appropriate.
Zoning By-law Amendment, H Holding Removal, and/or Official Plan Amendment
If the proposed use or structure does not meet the requirements of the West Grey Zoning By-law, the property owner may apply for a zoning by-law amendment (re-zoning). If the amendment also conflicts with the Official Plan, an Official Plan Amendment may be required concurrently. Removal
of an "H" Holding symbol follows a similar process.
The required fee must be paid at the time of submission.
A zoning compliance letter provides information the Municipality has regarding the zoning and
Official Plan designation of a property, and may include outstanding Bylaw Enforcement complaints.
Zoning compliance letters do not include building permit records, such as building code orders or
permit status. Request by email to planningadmin@westgrey.com. Subject to the applicable fee per the Fees and Charges Bylaw. No pre-consultation required.
